Spring Hill and Hernando County in October 2026: Five Months of Supply and a $315,000 Median
Hernando County closed 298 homes in October, 23 percent fewer than last year, with the median down about 4 percent and 1,584 homes for sale. The Spring Hill, Brooksville and Weeki Wachee numbers, and what they mean for sellers.

The county
Hernando County closed 298 residential sales in October 2026 at a median of $302,150. In October 2025 it closed 385 at $315,000. So: 23 percent fewer sales, median down about 4 percent, and the gap is mostly volume, not price.
On November 1 there were 1,584 active listings in the county. Against 298 monthly closings, that is about 5.3 months of supply. Six months is the textbook line for a buyer's market; Hernando is right at the edge of it.
By town, single-family only
| Town | Closings | Median | Days to contract | Sold at % of asking | Cash buyers |
|---|---|---|---|---|---|
| Spring Hill | 139 | $315,000 | 36 | 99% | 23% |
| Brooksville | 54 | $320,000 | 81 | 97% | 26% |
| Weeki Wachee | 30 | $373,500 | 78 | 98% | 23% |
Spring Hill is the engine: more than half the county's single-family sales, the fastest contracts, and the tightest sale to list ratio.
Price bands
Of the 244 single-family closings: 10 under $200,000, 86 between $200,000 and $300,000, 78 between $300,000 and $400,000, 38 between $400,000 and $500,000, and 32 over $500,000. Two thirds of the market closed between $200,000 and $400,000.
What it means for sellers
In a five month supply market, the first two weeks decide the sale.
Buyers have choices. The homes that closed in Spring Hill in 36 days at 99 percent of asking were priced from recent closings, cleaned and staged before the first photo, and marketed like it mattered. The homes still sitting from the summer were priced for a market that ended.
