No-Doc Loans in 2026: How Self-Employed Buyers, Investors, and Retirees Qualify

The 2026 version of "no doc"
The true no-paperwork loans of 2006 are gone. What exists today is a family of non-QM (non-qualified mortgage) programs that replace tax returns with other proof you can pay. Three are common:
- Bank statement loans. 12 to 24 months of deposits stand in for tax returns. Built for business owners and 1099 earners whose tax returns understate what they really earn.
- DSCR loans. The property's rent covers the payment, so your personal income is not the test. Investment properties only, typically 20 to 25 percent down.
- Asset depletion. Your liquid assets are converted into a monthly income figure. Common for retirees and buyers with savings but little wage income.
The trade-offs
Rates often run higher than a comparable conventional loan, minimum credit scores apply, and down payments are usually larger. Terms vary by lender and change often.
Who this fits
Self-employed buyers, investors building a portfolio, and retirees who were told "no" by a bank that only looks at W-2s. You may qualify.
What I can do
I have lenders on standby who do these programs every day. One call tells you whether you qualify and what it would cost, whether or not you buy with me. Text me or call 727-277-4092.
