Mortgage Rates Just Hit a Seven-Week Low. Here's the Math.

The 30-year fixed mortgage is averaging roughly 6.4–6.6% in early July 2026 - a seven-week low per Freddie Mac's weekly survey - and both Fannie Mae and the Mortgage Bankers Association expect rates to hold in the 6.3–6.5% range for the rest of the year.
Stop waiting for 4%. Run today's math instead.
The buyers I see winning aren't the ones timing rates - they're the ones who know their number. Rough example: on a $375K home (right at the Pinellas County median) with 10% down at 6.5%, principal and interest lands around $2,130/month - before taxes and insurance, and before any seller-paid rate buydown, which are back in play in this market.
- Rates dip → refinance later. You can change your rate; you can't change what you paid for the house.
- Seller concessions are real again - a 1–2 point buydown from a motivated seller beats waiting six months for the same drop
- Every buyer's number is different - FHA, VA, and first-time programs move the math significantly
What to do with this
Talk to a lender before you fall in love with a listing - a real pre-qualification is free and doesn't commit you to anything. If you don't have a lender, reach out and I'll connect you with ones who work Pinellas deals every week. Then tell me what you're looking for and I'll watch the market for you.
